Trying to Sell a Home with Tenants Still Living Inside? These 3 Tips Will Make Your Life Easier

Are you thinking about selling a home that you have rented out for some additional revenue? If so, you’re likely trying to discern how to best inform the current tenants and conduct the sales process in a way that works well for all of the parties involved.  How the tenant reacts can make or break your sale.  These three tips can make the process easier.


#1: Review Local Laws and Your Tenancy Agreement

First, you’ll want to break out your tenancy agreement and download any state, provincial or municipal laws that apply to landlord-tenant relations. Selling a home with renters living in it can result in a number of sticky situations. You’ll want to ensure that you conduct yourself in accordance with the rule of law as you may end up in court if the process goes sour.


#2: Communication is a Vital Part of the Process

Next, you’ll need to ensure that you’re communicating with your tenants every step of the way. Meet with them to let them know that you would like to place the home on the market, and explain how the sales process is going to work. Allow your tenants to ask questions and to state their case as they may be willing to buy the home from you if they can afford it. Be polite but firm; you don’t want to encourage any hostility but this is your property and ultimately, your decision.

Don’t forget to fully inform your tenants as to how home showings will work, as they’ll likely be concerned as to who is being provided with keys to their home.


#3: Incentives Can Sway an Unruly Tenant

Finally, if you’re faced with some unruly tenants that are making the sales process challenging you may find that financial incentives to help the process go smoother. You’ll need their cooperation in keeping the home relatively clean and tidy, so you may want to consider offering some gift certificates or paying a portion of the rent in exchange for their help. If you’re hosting an open house over a weekend, offer to put their family up in a nice hotel somewhere in town where they can enjoy a weekend together.

While changing up the bathroom or the paint on the wall in your apartment isn’t going to add any extra lining to your wallet when you move out, making upgrades to a home that you own will have the very opposite effect! Renovations can certainly be unpopular while they’re taking place, but no matter how small or large, they can mean an easier sell and a higher profit when the home finally goes on the market.

An apartment you rent won’t offer opportunity for investment if you’re away from your home for an extended period of time, but a home you own may serve as an ideal investment property at some point in the future. Selling Your Home FAST & for MORE

This could be subtitled “You DO Want to Sell Your Home, Right?


In many part of the United States, and certainly in the Charleston area, there is a seller’s market.  Housing costs have risen and more property is being sold compared to last year.  However this doesn’t mean everything sells quickly or at a great price.  Sometimes sellers sabotage themselves.


Not every home looks as beautiful as those from the iconic “rainbow row” in downtown Charleston.  Judging from some of the homes I visited recently,  home sellers can use a reminder of what does (or doesn’t) make a good impression.  Don’t forget you typically have once to create desire for your home and to obtain the best price.  So in no particular order, here are some hints.  This isn’t an all-inclusive list but it’s a good start!


Declutter– ever notice how bare and tidy a model home looks? You are going for the same appeal.  This is the time to simplify your life.  Get rid of things you don’t want or need.  If you still have loads after throwing and giving things away, pack up almost all of your items that aren’t necessary for daily living.

I have advised sellers to have a pod delivered and use it for their packed boxes and excess furniture, etc.  They can have it taken away and then later delivered to their new home. I advise them to have the moving truck take the stuff that’s left, unpack it and THEN have the Pod delivered.  (Note: This works for messy garages too!)light bulb.png

Light bulbs – a light, spacious feeling is most attractive. You may have gotten used to the house being dark or may be trying to conserve energy.  Whatever the reason, we no longer live in caves so invest in some lights and electricity!

Front door – this is crucial. You want curb appeal so trim the grass and shrubs, clean up the front porch and paint the front door!  I like bright colors – red, pink, yellow, blue – something that grabs attention.  Curb appeal is the strongest and first impression so make sure shrubs are trimmed, etc.



Paint – you would be surprised how a fresh coat of paint in a neutral color really brightens up a room. Neutral paint (and decor) appeals to most buyers.  I suggest light grey (stylish), beige, off whites.  This isn’t the time to get too grey

creative. Save your red accent wall for your new home but pops of color can really liven up a room. Remember that color trends do change and you can instantly update a house just by using the newer hues.  A beautiful grey is Silverpointe by Sherwin Williams.



Carpet –  If a good steam cleaning isn’t touching those stains, it may be time to replace it in some rooms.  There are a number of reasonable carpet stores and you don’t have to go for the most expensive.  If you don’t have the money to replace the carpet, consider giving a carpet allowance.



Pets – it is crucial that your pets be locked away or are off site when the house is shown.  They are either freaked out or protective about having strangers there and it is distracting to potential buyers.  Make sure any pet smells are eliminated.   Clean out the kitty litter box and get rid of those doggie “land mines” in the yard!

Knobs – either clean or replace door knobs both outside and inside the house. Consider replacing kitchen knobs as needed.

Air Fresheners – A stinky house just isn’t appealing and it leaves a lasting BAD impression.  Invest in some air fresheners and while we are on the topic, it might be time to cut down on fried foods (especially fish), garlic and onions.  I’ve seen some sellers go so far as to bake cookies (refrigerator cookies) and leave them out for the showing with a sign “help yourself”.  Ok it was overkill but it worked!

Clean –  You have heard it said that cleanliness is godliness.  I can’t stress this enough. .  Do a thorough cleaning or hire a service.  Don’t forget to clean around the air conditioning vents and grates.  Clean the ceiling fans too (you would be surprised how often this is neglected).  Looks great?  Keep it up!  I  recommend a quick dusting, using the Swifter on tile/lineoleum, and vacuuming every other day.   Wash the dishes. Make the beds.  Put away all your hair care products, make up, etc.  I realize this is a form of tyranny but if you follow my advice, it won’t last long.

How Does Your Garden Grow?

12309669_10153655706211068_4910153458816766635_oWho doesn’t love Spring and Summer?  New life abounds. Old trees get new leaves. The sun and rain caresses the earth and urges rejuvenation.  The light streams in my bedroom window and awakens me sweetly and naturally.  I slip on a light summer dress and some sandals. I want to feel the warmth and gentle breeze on my body.   The birds are bursting with song as I enter my garden and I smile at the brave fragility of a flower.  I  walk around my house and note that not all made it through the winter.

Some plants weren’t hearty enough to survive the cold.  Some branches on a favorite tree seem dead.  I’ll need to cut back the parts no longer healthy.  I’ll need to replahydrangea.jpgce the plants that no longer serve.  I am saddened to lose what were once favorites but recognize the opportunity to recreate my little haven in a different way.   Maybe I’ll add some purple.
Hydrangeas near the screened porch?  Climbing roses against the fence?  I think I’ll order the one that is almost giddy with color.  Gladiolus between the camellias?  I daydream. Maybe it is time to create a little English garden – perfect in its imperfection.

I sip my coffee and philosophically consider the changes.   It strikes me how analogous this is to our lives.  Not everything in my garden needs to be changed.  The core is good.  Maybe cleaned up a bit but not a total revamp.  There is no need to rush.  In fact the situation calls for contemplation, consideration, and anticipation.  I need to slow down.


How often do you stop, get quiet, and rethink your own life?  I love a saying, “You had a purpose before anyone had an opinion”.    Realize your worth and that your core is perfect.  Remember when you were a child and your life seemed full of possibility?  It still is!  Then ask yourself is it is time for you to trim back portions of your life that no longer fit the garden that is your purpose?   Are you living authentically and fearlessly?  Are you allowing the world to see the beauty of your soul?  Are you joyful?  Are you taking time to have intimate conversations with friends and family? Does your body, perfect in its imperfections delight you?  Can you imagine casting off the anxiety that haunts you and trusting that it will turn out fine, albeit not quite as planned?


The Divine made you perfect and you were born with purpose. In our hearts we know that the Divine is deep within the earth and in the cells of our bodies. You are sacred and perfect.  It’s just that sometimes we get so busy doing that we forget to contemplate where we’ve been, where we are, and where we want to go.  We feel a longing that we can’t define.  We worry about what others think of us.  Some of us retreat to food, alcohol, etc. to feed the hungry soul.  Something isn’t quite right but we can’t put our finger on it.  An elusive memory of hope and joy hides in the shadows.   So we continue living the same way, not knowing what or how to change it.   The beauty is that we can choose to embrace our uniqueness, our sensuality, our exquisiteness.  Nature reminds us of this choice.



My advice?  Get off the speedway of life. Slow down.  Walk away from distractions.  This is you time! 



Spend some time contemplating the garden of your life.  Reflect on the memories that have brought you happiness.  Find the core of what fuels your passion.  What metamorphosis do you need to experience for empowerment and delight?  After you have stilled the noise and listened to the wisdom in your heart, it is time to take some action.  Trim back the dead, weed as necessary, add beauty in whatever colors suit you, and rejoice in your perfect imperfections!  Trust me, we can’t wait to see what grows and blooms.

Transformation and Evolution


This article just appeared in the Spring 2016 issue of Focus on Fabulous magazine which concentrates on revealing the unseen beauty in today’s woman. 


I awakened this morning thinking about punctuated equilibrium. Evolution is a slow, gradual process but it isn’t entirely smooth.  Small changes occur over time until a large difference occurs in a stepwise fashion.   Punctuated equilibrium is an evolutionary theory that explains the rapid change one can find in the fossil record followed by long periods of stability.   And since evolution presumably happens physically and behaviorally, one can assume that this has happened with the behaviors that help the species survive.

A rather nerdy introduction, I know but stick with me.   Think back on your life.  How did you get where you are now and where would you like to go?

I know in my life I have experienced periods where things were relatively stable and changes were very small and then suddenly there was a rapid burst of change.  I might have been doing some self-exploration, reading motivational books or learning more about spirituality and then suddenly I had a revelation that encouraged a jump in my consciousness. My relationships could have been toxic and I was surrounded by negative people for years and then I recognized that I wanted a different life and needed to move on and get new friends.    An area could no longer feel like home and I moved a great distance away.   A job could no longer be fulfilling despite a good salary and I decided to take the plunge and become an entrepreneur.   Over the years there have been huge transformations – marriages, births, divorces, moves, career shifts.  I suspect this could be said for many of us.


From the outside it would appear that these abrupt alterations with little thought but internally there were a number of imperceptible modifications until finally there was little choice but to burst out of a cozy rut and revamp life.  Once the huge change was made, there would be rocky period when everything seemed off kilter and then gradually an adjustment to the new. It became the norm.  During this period one makes small, incremental modifications.  These are the basis of creating lifelong habits.

For instance a year or so ago I could not even fit my “fat clothes”.  I have been making small modifications in creating optimal health.  There is no question that over time there have been positive results but I am not where I want to go and I am prepared to take one of those huge jumps.  I know that a clean me is a healthy me and I am planning to kick off my weight loss journey with a TLS 21 Day Challenge .   The first 7 days will consist of detoxification to curb my cravings for sweet, salty and fatty foods to renew and replenish.  Next realizing a lean me is a better me, I will accelerate my program for 14 days to burn the fat so to repair and reshape my body.  This will allow me to shed some stubborn fat and shed extra pounds to feel better physically and emotionally.  From thereon I will continue to eat “clean” and to schedule daily exercise. After this dramatic change my plan is to make small, simple modifications toward optimal health.  My goal is to create life-long healthy habits.


Back to you – are you in a period of stasis or equilibrium?  Spring has been a time of renewal, hope, growth throughout cultures and history.  Take time to celebrate the new life that surrounds you in nature. Take walks in the park, hike through a forest, and walk along the beach, lay in the grass.  As you do so pay special attention to all the new beginnings around you – plants, animals, insects, birds.  Meditate on the natural cycle of change and replenishment.  Now look within. This is a season of great promise and renewal. Life is visibly continuing and yet there are alterations.   Is there something you need/want to dramatically adjust in your life?  Do you need a rekindling in one of more aspects?  Is something or someone making you feel unfulfilled or even sapping your soul?  Have you accepted someone else’s view of what you and your life should be rather than following your path?  If so I challenge you to start your plan toward regeneration.  It is easier to live with the status quo but you were born to be special and you owe it to yourself to manifest a wonderful life and reach your highest potential.    So look within and determine what is holding you back and what needs modification.  It could be physical, emotional or spiritual.   Be bold, be brave.  It may be time to empower yourself and make a transformation –  your own punctuated equilibrium.


I had submitted this article in January and have completed the TLS 21 Day Challenge.  I’ve lost a total of 15 lbs and feel wonderful!

Wonder how to use social media to promote your events?  While this is not the only way, social media can be a potent tool.  However before we begin you need to start with the obvious:


 Create and Use Twitter, LinkedIn, Pinterest, Instagram and Facebook and other accounts – This takes a bit of foresight but you need to be taking advsocial_media_strategy111antage of these free social media accounts.  Post frequently (at least daily), import your contacts from your email address books, and make it personal, not just sales oriented.  (Hint:  Join online and actual clubs and networking organizations and ‘friend” those people too.)  I find it helpful to use the online service Hootsuite to manage and efficiently post to various social channels.  Once you have these active accounts, you have an engaged and friendly audience.

Now you are ready!

  • hashtagCreate a Hashtag: Create a short hashtag that you are going to use across all media.  It should be on everything including your infographics.  This makes it easy for people to find what you are sharing and the comments others have too!
  • Pictures: Posts with pictures are 150% more likely to be viewed.  Have pictures of presenters, items that will be sold/discussed, etc.  Take fun pictures at events and use these in marketing next events. having fun at conference Switch it up so people aren’t bored.  Wonder how others make such amazing posts? is a great website to create visuals including infographics for web or print.
  • Use videos: Visual images convey the enthusiasm and energy in a highlight reel from prior events, audience testimonials, and even snippets from your presenters.  These videos can consist of a slide show from previous events.  Make the benefit of attending your event clear.  Don’t forget to post it on YouTube!


  • Blog: Here is your chance to elaborate.  I use WordPress as it is relatively simple to navigate and you can embed videos and other media.  This is your webpage that should have all the branded information.
  • Leverage Shareable Information to Fans, Attendees, Teammates, and Affiliates: Send them the information in the form of infographics, links, etc.  Let them help you convey the excitement and enthusiasm.  Ask them to post it and email it to others.
  • Create a Facebook Event Page: This way you can invite your friends (I target specific areas rather than invite everyone.)  You can boost the event for $10 and reach thousands in your target area.   An event page allows your attendees to easily share the information with others.  Do keep in mind that a relatively small amount of people who say they are coming actually do so don’t depend on this alone.fb event page


  • Use Email: Do you have any idea how many emails most of us send out daily?  Add a paragraph at the end of every email to let people know about the event.   Send information to your supporters and ask them to send it to people they think would be interested in the event.
  • Don’t forget the personal touch: Call and email people and ask them to attend.  Thank those who have responded they are coming and encourage them to bring others. call people


  • Post your event on online community calendars: Many newspapers, radio stations, and TV stations have community calendars where you can post events for free. And don’t forget Craigslist! They list events and classes, too.

Look 20 Years Younger?

Network Marketing Changes Lives

I see it all the time.  From the single mother working two jobs and just scraping by who now can spend time with her children , to the construction worker who can’t count on his body or the work to sustain his family who can now rest easy at night knowing his family is taken care of and children will be able to attend college, to the immigrant who arrives on these shores only to find their language is a barrier and finds that through this business they can achieve the American dream, to the person who worked for 40 years and still didn’t have enough to comfortably retire but can now.  Network marketing changes lives.

I’m not saying it will be easy. I am saying it can be worth it.  We work hard  to change lives, beyond their own. Your pour your time and talent into those you mentor, to help them find their purpose.  This is no hobby. Ladies – Get Ready for a New You in the New Year!

Every day I meet women who are fed up with one or more aspects of their lives.  They feel they are just going through the motions and have lost the dreams and passion they had when they were younger.  It’s no wonder.  We frequently put our well-being at the bottom of the priority list.  Women are natural nurturers.  We take care of our families, friends, co-workers, animals, and even strangers.  Unfortunately we frequently forget to take care of ourselves.  We owe it to ourselves and others to take care of our physical, emotional and spiritual portions of our lives.  One cannot get refreshing, clear water from a dry well.

Who am I?  I am a change agent.  My mission statement is simple – to be healthy, happy, and help others.  I consider myself an Entrepreneurial Expert.  I work with members of my team gain optimal health, accept and embrace their destiny and create financial freedom.  I intentionally chose a company that offered people various divisions so that regardless of a person’s passion, we probably have something they would be interested in.  Every day I help women transform their lives.

The wondrous thing about humans is our resilience and ability to alter our lives.  My winding path to discovery and change has happened throughout my 62 years.  At times it seemed like my very existence was a snow globe that was shaken.  Large pieces of my life were free floating only to land in a very different spot with the snow settled.  Sometimes fate (divorce, job layoff, major health issue) shook that snow globe and other times I did so myself.  Whatever the cause I’ve always done more than survived, I’ve thrived.  Approximately a year ago I was the instigator.

From an outsider’s perspective I had it made. I was a hospital administrator with a six figure income, a long term and loving marriage, three amazing sons, lived in a home that was way too big for a couple of empty nesters, took exotic vacations, and was blessed with amazing friends.  The only signs that perhaps not all was well was that I was taking a handful of prescriptions each day, didn’t sleep well, and had deep stress lines.  Sure I still had a sense of humor and I think most people would have been surprised to know how miserable I truly was.   I knew I was just marking time.  I was grateful for what I had but wondered if there wasn’t more to life.  I felt trapped.  I had physical and mental pain.

I was very grateful for my blessings but it was time to modify two major areas needing modification – my physical state and my work life. I started a new business. I started taking supplements. I exercised more. I ate better. Six months after starting my new business I resigned from my position, sold my house and built a smaller one in a more affordable area.  I am a work in progress but today I am able to live a life almost prescription free. My body no longer feels like a traitor.  I have energy, enthusiasm and I rise each morning refreshed and ready to face the day with passion and excitement.  I no longer have the prestigious and high paying job but I have created a business with partners in several states and in another country. I teach almost every week. I meet new people and am constantly amazed at the courage, commitment and exuberance inherent in entrepreneurs. I love what I do so much that I dream about it.  Furthermore while I haven’t yet replaced my salary, I’m certainly on my way to do so.  By all accounts I have made amazing progress during my first year in business.

But this isn’t about me.  If I can transform my life at an age when many are cons12187819_10207990681755551_383212612194527358_nidering retirement, so can you!   It doesn’t matter your age, your past, your educational level, or whatever impediment you believe you have to achieving a successful life. You don’t have to settle for mediocracy. You were meant for better.  So are you ready to demand an excellent life?  Are you ready to alter your path?  At the end of the day financial freedom, good physical, emotional and spiritual health are ideal and should be available to everyone.

I think most of us agree that we are here to fulfill a basic purpose – to make the world better for having been here.  We all had dreams of making an impact with our lives.  But somewhere along the line many of us got derailed and 95% of us end up working in dead end jobs for someone else’s success, not taking care of our bodies, and feeling frustration with our existence.  Does this resonate with you?  Ready for a change? Let’s do it!

Let’s start with the physical.  Who doesn’t want a vibrant, healthy, strong body?  Who wouldn’t like to feel younger and ward off illness?  There are a number of contributing factors that lead us to not having optimal health.   I am sure you already are aware that we are surrounded by far more pollutants and toxins than previous generations.  At the same time our fruits and vegetables contain 50% less vitamins and nutrients that they did even a mere 20 years ago.  This is creating a perfect storm as this generation is facing the largest amount of oxidative stress this planet has015bb8a6d83dc807ecf3f77b0ab545d3.jpg (800×600) ever known and we have less ability to defend ourselves. This gap in our protection is due to a variety of influences including a reduction in exercise, an increase in eating processed foods, not getting enough sleep, and the depletion of antioxidants and supporting nutrients contained in the foods we eat.  While we are living longer, we are facing a higher percentage of debilitating chronic diseases such as heart disease, diabetes, cancer, and stroke.  Many face problems associated with inflammation such as arthritis, lupus, and fibromyalgia.  Approximately 75% are taking vitamins and supplements but are unaware the minimal daily requirement of vitamins and minerals is only enough to avoid diseases such as scurvy and rickets. Furthermore they are not absorbing the very nutrients they assume these pills are providing.  With some minor changes we can turn all this around.  Over the past year I’ve learned that wellness is more than the absence of disease. We want to feel our best.

I urge you to have a good strategy to achieve and maintain good health, to understand the impact of lifestyle on wellness, and to consider simple nutrient based solutions. While I advocate more exercise, less stress, and better eating habits, I realize this isn’t enough.  In order to obtain optimal health, women need to take a good multivitamin as the foundation for health, as well as Omega 3’s, a B complex, a calcium complex and a strong antioxidant.   I consider these to be the daily essentials.  You would be surprised how much more energy you have, how great you look (beauty starts from within), how much stronger your immune system is, and how much better you sleep when you take these essentials. Consistency is key.  You need to take them every day.  One upside is that many women report they have lost weight.  Once the body gets the nutrients needed, this signals the brain that the cells have what is needed and they can quit eating.  Little steps taken over a period of time can lead to amazing results.

Next in line for transformation are our financial/emotional/spiritual sides.  How many times to you find yourself surrounded by negative, unhappy people at work?  Most people go to their job and do as little as possible for a boss who pays them as little as they can get away with.  What kind of life is that?  We spend more time at work than we do with our loved ones.  Now I’m not advocating that everyone fire their boss tomorrow.  What I am suggesting is that you might consider a plan B.  We need options in case we get laid off, a relationship ends, or something else happens.  Other women feel trapped in a relationship that may even be abusive as they fear the “feminization of poverty”.  They are sacrificing their joy for security. Others tell me they just feel tired of everything. They have given up on the quest to fulfill their dreams and are just going through the motions of life.   The good and bad news is this: You are going to have to be the alchemist creating a golden life.  Only you can achieve this.  You can’t depend on or blame others.  But that gives you the power!  One of the quickest ways to tell who your real friends are is to decide to make a change.  True friends will cheer you on.

There is a great quote by Napoleon Hill, “Anything the mind can conceive and believe, it can achieve.” You need to spend some time soul searching.  What has your mind conceived?  What do you believe?  Do you really want to achieve it?   First you must take responsibility for your own life.  Move beyond fear. Move beyond guilt. Move beyond the little voice that tells you that you aren’t good enough, smart enough, pretty enough.  You are enough!  .  No one else is responsible for your happiness.  We all live the lives we choose.  The moment you realize this, you have the ability to recreate your life.  You are no longer the victim – you become the victor.

I work with women who know they are not living up to their full potential and something must change.  If they have the motivation, it can be done.  I firmly believe in the power of positive attraction and that “like attracts like”.  Together we work to concentrate on and enhance the unique qualities inherent in that individual and to focus on being upbeat and positive.  Perhaps you have heard that every moment we dwell on the past is a second in the present you are missing.  We can’t change what happened. We can only realize that the future awaits.  By focusing on incremental changes we can make every day, we can make strides to a beautiful future that awaits.  This helps the woman to gradually take charge of her own life and to evolve into a self-confident and fulfilled person. I am not saying it is easy.  It takes a spark of self-love to initiate change. But suddenly the woman becomes the heroine in her life.  Suddenly people are looking up to her and she becomes a leader.  Sometimes the only way we can do it is to use someone else as the focus.  Recently a woman told me she realized she had to change so that her daughter would not accept less than she deserved in her own future.  Whatever the impetus, I think there are some basic elements of transformation.

It alreinvent042412.jpg (377×318)l starts with an honest assessment of who you are.  What is your passion?  What do you feel are your attributes?  What are you drawn to? What excites you?  Start there.  Learn from the leaders in that area.  Commit to your education and motivation.  It is also important for a woman to have a network to support her efforts and to applaud her successes. However as important as a network is, it is crucial for the individual to realize others can’t want it for her more than she wants it for herself.  Women who are serious about transformation must be willing to challenge themselves, and to not accept less than a rewarding and meaningful life. No one can live your life for you.  This is your spiritual quest.

Most importantly we have to have fun.  Work doesn’t have to be drudgery.   Life is meant to be enjoyed.  We need to be able to laugh and take risks.  We need to be able to delight in life’s absurdity and in our own mistakes.  No regrets.  We learn by doing.  Dynamic change happens when we accept joy.  The best times are when we are able to step outside of the “should be’s” and recapture that childlike exuberance and creativity that is a birthright.

An individual’s progress from being in a rut to feeling meaningful varies.  Some make rapid changes and others take a more methodical approach.  Not everyone is willing to shake their snow globe vigorously.  What is predictable is that at some point the magic happens.   As a woman builds upon her successes, challenges herself to fulfill her destiny, becomes financially independent, and is happier with her life she then draws people and situations that are life-affirming.  There is nothing more attractive than someone who has a passion for something, is positive, and seeks to better themselves.  While misery loves company from other miserable people, joyful people are beacons to others who love life.

I urge you to take this new year, this time of beginning afresh to transform your life into the one you choose.  Take some time as the days grow shorter and the darkness returns to go within and discover what inspires you, what you want to transform.  As I recently remarked to a 40 year old woman, there is no reason for the past 40 years to determine what the next 40 years will be like.  You have the power to create the life you choose.  Your dream life is just beyond your fear.

Creative Visualization – Be the Hero not the Victim

Cblossomreative visualization is a powerful tool in a life reimagined. A few people contacted me privately after the last post for more specifics on what I suggest and actually do. I promised that I would point them in the right direct so here goes!

The first thing I encourage everyone to do is to realize they create their own reality. This is YOUR special gift – make your life something that is special. You do not have to settle for being a victim of whatever circumstances happened in your past. Rewrite your story with you as the hero! Don’t let fear stop you from creating the life you deserve. Don’t be afraid of what others will think. You were designed for greatness and it can be an immensely spiritual practice to understand and create this. You are here on this planet to make a difference. You don’t have to be stuck, wallowing in self-pity and self-medicating yourself with destructive behaviors such as overeating, drinking, taking drugs (prescribed or otherwise) and generally in misery. You can turn this all around starting now. Furthermore you will be surprised how your positive energy will draw like-minded people into your life.


There are plenty of inspirational stories out there of people who overcame tremendous odds to achieve their dreams.   Be that hero. Be bold, be courageous, and be genuine. I implore you to be THAT person. Be the person who others aspire to be, who inspires others to go for the in life!

So now let’s talk about specific techniques. You may need to modify yours a bit to fit your individual personality and that’s fine. I’ll share what works for me and then you color in yours as you see fit.

Daily affirmation/Mission Statement – I’ve mentioned in previous posts that my goals for this year are to become healthier by losing 50 pounds (I’ve lost three just since I posted that), wealthier by creating a part-time business with my family, and helping people look and feel better. I can’t do the latter two things alone and thus am actively recruiting people who share my vision. I read my daily affirmation each morning and night and take a few minutes to meditate on it.

Sometimes I create sacred space, placing a candle before my dream board and saying the daily affirmation after centering myself. This can help me overcome the “monkey chatter” in my mind with all the daily small issues that seem to sometimes distract me from the destination. This daily affirmation has to be something you are aching for. Dream Board – Many of us have problems visualizing outcomes and need a tool to help us do so. I’ve found that a dream board is a potent way to help people stay focused on and work hard to


accomplish their goals. In fact we have dream board workshops with our team members. They are encouraged to bring pictures and words of what their goal completion would look like. We then paste these on a poster board and speak to other members of the team about our dreams. Having those pictures and speaking our new reality into existence is such a fun and significant way of team building toward common goals while supporting each other in our individual paths. They are not the same for everyone. For instance a younger member of the team may want a fancy sports car and a Rolex watch while I am more interested in anti-aging (I don’t have to be infirm in my golden years), world travel and having residual income so that I have freedom and stability in retirement. Yet another team member wants to purchase a house in a nice area for her young family and creating college funds for them. Once the board is created, it should be put in a prominent place in your house so that you see it several times a day and will reflect on it. One couple created their dream board together and placed it where they would see it at the foot of their bed. Another put it in his home office. Still another in the kitchen.   Just don’t put it in a closet and forget about it!

Positive Thinking/Visualization – Create a visual in your mind that helps you focus on your life’s desire. If it is a loving, supportive mate then you might visualize dancing, laughing, walking hand in hand, etc. with Mr. or Ms. Spectacular. Want to create wealth? It might be seeing hundred dollar bills raining down from the heavens around you. Want to create a leaner, fitter body? See yourself trimmer, wearing clothes you love, doing something physical. Since a major goal of mine is to help others become healthier, I have incorporated a vision that a friend had for me – that I and others have those old fashioned baskets filled with goodies to help people who are ill. Of course my goodies are vitamins and supplements rather than containers of chicken soup and homemade herbal remedies but I visualize myself and members of my team travelling up and down the east coast and beyond with our baskets of things that make people healthier. We are fit physically, spiritually and financially and we are sharing our secrets with others. Sometimes when I’m disheartened, I intentionally call upon this visualization and it emboldens me to be positive.


A plan – All the affirmations, dream boards and visualizations in the world aren’t going to mean much if you don’t actually do anything! Develop a strategy for getting from A – Z. It can be multi-pronged and realistic. It should be achievable but you should actually write the steps down on a calendar and hold yourself accountable for these steps. For instance if you want to lose weight and part of your plan is to eat better and less and exercise more then you should monitor your progress! I created a spreadsheet that I fill in daily with my weight, the amount of water I drank that day, and the number of steps I took (I used a pedometer but others use a FitBit or something of that nature). I also write down what I ate and when. It’s important for me not to skip meals as I know that when I do, I tend to reach for unhealthy food. Believe me, if I have to write it down I think twice about consuming that donut! If I slip up one day, I forgive myself and resolve not to do so the next day. I won’t lose 50 pounds in one day and it isn’t the end of the world if I blow it but I need to get back on track and stick with the plan.

goodhealth-mainAccountability – After you have created your plan, you need to hold yourself accountable. Let’s say my plan is to reach out to at least 5 people each day/5 days a week to tell them about the benefits of OPC-3 and our other supplements. I’ve decided I can accomplish this in person, through Facebook, through email or over the phone. If for some reason I haven’t been able to talk to 25 people during the week about how Market America products can help them achieve their wellness goals, then I know that I will need to spend some time on the weekend doing this. Similarly if my goal is to walk 30 minutes at least 3 times per week and I missed a day, I will need to make it up the next.

Make a choice

This is just an overview. Creating a Personal Mission Statement (The First Step in Positive Change)

Are you willing to settle for a mediocre life?  I’m not. I urge you to be bold and live your life with purpose.   Years ago I read a pivotal book in my journey, “Creative Visualization” by Shakti Gawain.  The essence of this book and later others like “Think and Grow Rich”,  “The Secret” and many more is that we all have a tremendous amount of self-doubt, fear, and negativity that stops us from fulfilling our potential to be happy, successful, healthy people.   However the great news is that we can reverse these powerful downers by using our imagination to create a vision of the present and future that then manifests into reality.

The law of attraction starts with creative visualization and it is possible to create positive life changes by using this powerful tool.   Before your scoff at this as some sort of dippy-hippy mumbo jumbo, keep in mind that this technique has been used to create powerful results in business, sports, health, education and relationships for years.

Business consultants always recommend that a company starts with creating a mission statement followed by a goal statement.  The goal statement tends to be shorter in duration while the mission statement is overarching.  The successful football player keeps the vision of getting a touchdown and the team winning the Super Bowl.  His mission is to be a top player while his goal may be to achieve at least one touchdown each game.

It all starts in the mind.  What I’m suggesting is that you do the same.   Create a life of purpose and joy by determining what matters to you and then visualizing yourself achieving aspects of this intention.  One wouldn’t start a trip without having a destination in mind and then planning the trip accordingly.  Why on earth would you want to travel the most important journey – your life – without a wonderful plan?  People don’t just happen into an amazing life.  If you want to live with passion and purpose, you must have goals to strive toward and then affirm and visualize these goals daily.


So how does one start with creating an intention to manifest changes in one’s life?  First one has to start with a vision, a dream.   Start with fantasizing the future you want – no holding back.  If you can dream it, you can achieve it!

However, I’ve found it best if my reality creation is a stretch but achievable.  For instance I can visualize myself thinner, healthier, more fit (and I do!) but there is just no way I’m going to grow from being 4’11” to 5’4”.  So make it something believable but do step outside of your comfort zone.  Little goals will create small results.


Secondly, you are going to use mental imagery and affirmation to create something powerful so it should engage you and inspire you.  What drives you may be a combination of things. Your mission statement has to be something that sustains you and that you feel passionate about. It has to be your why.  Why do you want to change?  Tired of being unhealthy, lonely, broke?  Bored and depressed with where you are?  Turn that around and imagine a life filled with endless possibilities.  Dream of a life with a supportive family and friends, with the vibrant body that you enjoy, with the material objects you desire, with joyful experiences.  You have to see, feel and even taste achievement of this new life.

Of course as the picture below illustrates, we all have different motivators. Figure out what motivates you.  For some this is easiest to do by visualizing specific achievements (goals) rather than just a grandiose mission statement.  You can break it down to the pieces such as owning your own home,sending your children to college, creating a legacy for your family,  getting healthy, purchasing a car, taking dream vacations, etc. Because I’m a big picture person, I find that what works best for me is  to create a personal mission statement.  l will discuss in a later blog how to hone in and help visualize what your dream life looks like but for now let’s create an overarching life goal statement.


For instance I’ve recently started my own business as an unfranchise owner.  I chose my network marketing company based on the quality of their products, and an amazing personal experience which then duplicated when I shared it with others.  But just helping others wasn’t the only motivation – I wanted financial freedom and I love leading and teaching. I was really ready to make dramatic changes in my life.  When I researched the company I chose, I found that it has a unique compensation plan and the training and support was extraordinary. So I  jumped right in and cannot wait to share the products and opportunity with others.  My mission statement needed to incorporate my passion and this is my daily affirmation relating to this mission:

I am a physically healthy loving healer bringing wellness and anti-aging to thousands through supplements and weight loss products. I am building my own financial empire using the only vehicle that enables me to do so – Market America.  I am a leader of people. My work is my ministry, and I am changing thousands of lives.   I can have fun, help people, and get rich while doing so.  People are enthusiastically joining my team and they want me to show them how to succeed. I am a wellness champion, a warrior for freedom, an expert recruiter, a winning coach, a caring teammate, and a fearless leader.

So as we begin the first day of 2015 and the rest of our lives, what do you want to create next year?  Start dreaming it, create your affirmation to create the life you deserve, and then read it aloud at least twice a day.  I do so every morning and just before sleeping at night.

OPC-3 Stories – Real Life Testimonials

Sometimes the first step in becoming healthier is to get well. What the Heck are Isotonix?

It’s Not Enough to Just Live Longer

Shawn at gala August 2014          It is funny how much more focused I am on my body as I grow older.  It’s important to me now not only to live longer but to feel energetic and to avoid many of the chronic complaints far too many of us experience later in life.  I read recently that approximately half of the population doesn’t believe that taking supplements promote a healthy lifestyle or can help reverse medical conditions.  While I agree that the first line of defense is to eat a healthy diet, I think we honestly have to admit that few of us do so.  We eat too many fats and sugar and too few vegetables and fruits.  We load up quickly on fast food and we are surrounded by pollutants even if we choose to eat organically. Sound familiar?

The truth is that I don’t think I’m alone in admitting that I’ve taken my body for granted for many years and yes, am starting to pay the price. 80% of our ailments can be prevented by making good choices – don’t smoke, avoid alcohol, exercise regularly, eat nutritiously and organically, live in unpolluted areas, avoid stress,  don’t allow ourselves to become obese, etc.   But let’s get real – most of us haven’t been perfect in this regard.  Even if we have tried hard we are still bombarded by environmental factors such pollution, radiation, and herbicides. It’s almost impossible to avoid them. Add to that I’ve had a stressful job for the past….well forever!

And the funny thing is that our bodies are so perfect that it doesn’t really bother most of us until we hit middle age and beyond.  Then all those bad choices and the environmental factors start catching up with us.

Me?  Well at age 60 my previously robust health was failing.  I was at least 50 pounds overweight.  My blood pressure was rising, bad cholesterol was rising and I was even borderline type II diabetic.  I had an ongoing pain in my hip that would awaken me each night, disturbing my rest and I was gulping down anti-inflammatories like candy.  I even had developed severe allergies and asthma.  Not exactly a specimen of good health!  My physician suggested I lose weight (I know, join the club!) and gave me prescriptions.  Each morning I would rise and have what I referred to jokingly as my breakfast of champions – a handful of pills.  Of course each pill had side effects so soon I found myself taking pills to counter the effects of the pills.  Sound familiar?


Furthermore what I was discovering is that despite losing 40 pounds, I still had pain and there was little difference in my blood-work. You’ve heard it said that the definition of stupidity is doing the same thing over and over and expecting a different result? Well I sure was stupid as for years  I continued to take all those pills and I still had pain and all the other issues.  Worse yet, without good health and wellness my ability to enjoy life was diminished and I was spending a mint on prescription medications!

Now let’s add the vain part – I didn’t like the fact I was suddenly looking older.  I had lost my youthful glow.  For the first time in my life, people were starting to accurately guess my age and I didn’t like it!

I wanted to live a long life but that was not enough.  I refused to accept that pain and illness were inevitable outcomes of growing older.   I wanted to look and feel younger.  I wanted to preserve the integrity of my body and of my skin.   This has led me down a path of research and discovery to improving my well-being and a quest to improve my health.   I have a scientific background and am married to a scientist so I didn’t just accept the latest “snake oil”.  I read the scientific studies and came to the conclusion that yes, we can reverse the damage.

Bob’s Amazing Margarita

 Refreshing, icey cold, sweet-sour Margaritas are the perfect summer drink. My husband Bob Wilson has perfected a recipe that is sure to be a pleaser. Please note this recipe only serves one but who can stop there?

Bob’s Amazing Margarita Recipe -the best margarita ever!
(Serves 1)
2 ounces Cuervo Gold Especial
1 ounce Cointreau
1 ounce freshly squeezed lime juice
½ ounce Rose’s sweetened lime juice
½ ounce Triple Sec
Moisten lip of margarita glass with lime and dip in salt. Pour the ingredients over ice in a cocktail shaker and shake vigorously. Pour the mixture over crushed ice in the margarita glass. Serve and enjoy!

Easy Candied Pecan, Pear and Gorgonzola Salad

From My Kitchen to Yours – a favorite summer salad!


Easy Candied Pecan, Pear and Gorgonzola Salad (Serves 4)


½ cup pecans

½ cup crumbled Gorgonzola cheese

¼ cup sugar

1 pear – peeled, cored and diced

3 cups mixed greens

1 tablespoon Basalmic vinegar

½ cup dried cranberries

1 tablespoon raspberry vinaigrette

1 tablespoon olive oil


1. Place pecans and sugar in a skillet over medium heat, stirring constantly until sugar dissolves creating a light tan liquid and coats the pecans. Remove pecans from skillet and spread them on sheet of aluminum foil to cool.

2. Place in large salad bowl the mixed greens, cranberries, cheese, vinaigrette, vinegar, and olive oil. Toss gently. Add candied pecans and toss again.
